4 Common Construction Defects and What Your Contractors Insurance Will Cover

Lawsuits due to construction defects are prevalent. A construction company owner should learn how to reduce business risks from a leaking roof to design flaws due to construction defects. If you're a business owner, you must know the different kinds of faults, who are liable for these mistakes, and how your contractor's insurance can protect you from these claims.
  1. Structure Design Flaws
Structural engineers and architects can make design mistakes, and this can lead to very costly problems. Structural defects such as poor structural support, lack of support, and incorrect materials can also lead to worst situations like the structure falling apart. Things like these can happen, but don't let these caught you off guard by using contractor's insurance.

  2. Defective Work
A long list of issues can come from defective work like water seepage, cracks, rotting wood, and other electrical and mechanical problems. Work defects can be dangerous. Problems may not show up right away, and once these do, it's always critical that the building or structure is evacuated right away.

  3. Poor or Lacking Maintenance
Contractors perform initial and regular quality checks as design flaws can develop due to poor maintenance over the years. Often, quality checks can avoid costly repairs, prevent complaints and lawsuits in the future.

  4. Defects Due to Normal Wear and Tear
Buildings and structures wear down as they age. Defects can happen over time because of the natural aging of materials. However, selecting the best quality materials and considering quality designs can delay regular wearing.

Construction defects can be patent or latent. Patents are apparent problems such as a crack in the building's foundation. Latent defects are hidden from sight. These problems are often discovered later when the structure is completed.

Conclusion
Protect your business with contractors' insurance. A complete package may include general liability insurance, professional liability insurance, products-completed operations, and builder's risk insurance. Make sure that your policy covers all your employees.

Consider the laws regarding construction defects from your location, as these can differ from state to state. Also, general contractors should consider getting additional coverage for subcontractors if you have an existing policy, review it, and make changes right away.

The Construction defects can be patent or latent. Patents are apparent problems such as a crack in the building's foundation. Thank you, amazing post!
